The first-ever Kenyan Property Exhibition in London is finally here. This will be a great opportunity for Kenya’s real estate sector to showcase its wide variety of investment opportunities to the Kenyan Diaspora. OVERVIEW OF KENYA’S REAL ESTATE
The Kenyan real estate market is at the pinnacle of its boom. In 2006, it contributed Ksh 50 billion (UKpds 357m) to the economy. Developments in all sectors are springing up all over Kenya. The main investment areas are Nairobi, Mombasa, Kisumu, Eldoret, Thika, Athi River and Machakos.
The main property investment sectors include:
- Residential property for all levels of income is currently being developed. Up market housing can be found in areas like Kilimani, Lavington and Runda. Apartments, town-houses as well as detached units are being developed for both leasing and sale. Middle-level housing is to be found in the outskirts of the cities and towns like Langata, Thika Road and Embakasi. These developments are reasonably priced and of good quality. Of notable mention is a new estate comprising of an initial 500 units in Athi River. This development consists of 3-bedroom bungalows with their own fenced gardens.
- Tourism and hospitality has also experienced a boom with numerous new developments. These include the 5-star Panari Hotel on Mombasa Road, the 4-star Jamiat Hotel in the Nairobi Central Business District as well as other developments along the coastal strip and smaller Kenyan towns. A lot of international conferencing is being channelled to Kenya including the January 2007 World Social Forum; the March 2007 IAAF athletics and the 15th Commonwealth Law Conference to be held in Mombasa in September 2007.
- The Government of Kenya has been instrumental in making housing affordable to most Kenyans by providing legislation and fiscal reforms that enable home ownership. In addition the government has provided tax incentives to developers to continue building housing units for purchase. For instance, capital gains tax has been suspended.
